InsideOut Design prepared five options for this small rear yard. The selected design featured a simple, open plan employing Three Rivers flagstone paving with a graceful, tapering stone retaining wall. A slatted privacy fence allows for views toward the city.

The owner of this Oakland apartment complex wished to improve the image (and security) of the building.  Design features included: new stucco walls and columns at the entry, a new, custom hydraulic gate, new lighting, an irrigation system and drought tolerant plantings.

Inside Out Design provided landscape architectural services for this 5 story mixed-use commercial/high density residential development. Conceptual plans were presented to Design Review and carried through to construction document phase. Designs included: streetscape improvements, a 2nd story ‘extensive’ green roof, flower boxes, and a 5th story roof deck and garden. Streetscape plantings and portions of the 2nd story roof deck feature rain harvesting and water filtration.

Penn Phillips was lead designer and project manager for the two 'touchdown' plazas located on the east side (currently under construction) and west end of the I-80 span. Penn developed the conceptual designs and brought them through design development. Through a series of public presentations, the objectives and concerns of the City of Berkeley, the East Bay Bicycle Coalition and various stake holders were carefully analyzed and implemented and are reflected in the approved plans.

		<description>Upper Rockridge, Oakland, California
In this design, beautiful Connecticut Bluestone is featured in both horizontal and vertical applications, with a contemporary edge. To set off existing concrete retaining walls, the vertical surfaces are set with ledger stone, while both random and cut Bluestone grace upper and lower patio spaces. The centerpiece of the rear yard is a refurbished fountain faced with stone and river pebbles.  An upper patio takes advantage of bay views with a glass railing. The lower, front gardens of this hillside home feature both native and ornamental grasses, and shade tolerant plant species.

Bluestone was sourced and hand selected at Bay Area Bluestone in San Rafael, California.

Penn was lead designer for this renovation of an existing baseball complex in east Oakland. Concept designs were presented to the community to facilitate players’ feedback and community involvement. Beyond renovating the ‘primary’ Bambino baseball diamond, the project included improvements of the other three baseball diamonds and the creation of a community park.
 
The groundbreaking ceremony on May 17, 2005 featured former A's manager Ken Macha, president Michael Crowley, Good Tidings founder Larry Harper, Oakland city council member Desley Brooks, Oakland Babe Ruth League vice president Chester Livingston along with members of the Babe Ruth League.

Here, the owners wanted a contemporary feel which also paid respect to the 1910 craftsman details present in the home. Several walls and finishes were removed in order to create a flow of space and merging of use. Fir brackets support shelves and the mantel, and stone details recall arts and crafts details, and create a sense of permanence. A built-in bar, media center and storage wall extend the fir detailing. See landscape projects for associated outdoor areas.

Nestled within a large “Eichler home” community in San Rafael, this expansive front yard creates a buffer and gentle interface between the residential street and the mid-century modern lines of the house.  A “ribbon” of Miscanthus and lavender changes with the seasons, while lamb’s ear, flax and various succulents hold their own throughout the year. Slate terraces and steps mitigate the grade difference between house and street. (with Architect Andrew Fecskés)
